Looking for somewhere lively and vibrant, that never sleeps? You’ll love the hustle and bustle of Portobello Road, and the array of trendy boutiques that stretch down Westbourne Grove. Searching for a quiet place to settle down? The beautiful garden squares, synonymous with Notting Hill and Kensington Park Gardens, offer a spot of respite from the buzz of the capital. If you have a young family, we’d recommend the terraced houses and villas of Holland Park, or the charming railway workers’ cottages in Hill Gate Village, Kensington, which offer plenty of space and community.

Finding a property
We’ll start by asking what you’re looking for, getting down to the details of how much space you need, where you’re working, and the sort of lifestyle you lead. As dog lovers ourselves, we can help you find somewhere pet friendly too.
Next, we’ll shortlist suitable properties and arrange a viewing tour of your favourites. That’s when we’ll whisk you away on an adventure, taking you to visit your chosen properties and explore the area. This is a great opportunity to make the most of our knowledge and ask plenty of questions. If you’re struggling to decide, feel free to ask for our advice; we’ll always give an honest opinion. Then, once you’ve found the perfect place, it’s time to make an offer and secure your tenancy.
Securing your tenancy
When your offer is accepted, we’ll ask you to pay us a reservation fee before starting the reference checks and paperwork for you and any other tenants. If you pass referencing, we’ll draw up the contract; this is usually an assured shorthold tenancy agreement, which is typically a one-year contract with a 6-month break clause. If you’ve agreed any additional terms with your landlord, we’ll include these in the contract too.
Moving in
Before you move in you’ll pay a deposit, which will be lodged in a secure, government-approved deposit scheme until the end of your tenancy. We might also carry out an inventory on behalf of your landlord; this describes the condition of the property and itemises the contents, so that we can check everything is in order on the day you leave. When you pick up the keys we’ll explain your point of contact, which is who you should contact if you have any problems. If we or your landlord ever need to visit, you’ll always have at least 24 hours’ notice – and we’ll ask when suits you best.
Moving out
We’ll contact you two to three months before the end of your tenancy to see what you’d like to do. If you’re hoping to stay and the landlord agrees, we’ll arrange the new contract and draw up new terms and clauses, if needed. If it’s time to move on? Give the advance notice outlined in your contract and, on moving day, we’ll arrange your check-out inventory and report. We can even help you find a new place if you’re staying in the area.
